Experienced Management.
A Personal Approach.
Clarity HOA Management was founded with a simple idea: small to mid-sized communities deserve experienced, responsive management without getting lost in a large management company’s portfolio.
Clarity is intentionally boutique. By managing a limited number of communities, we are able to provide direct communication, stronger follow-through and a more personal understanding of each Association’s needs.

Meet Liza Nicoletti, CMCA®
Liza Nicoletti, CMCA®, brings more than 20 years of property management experience, with a background in residential operations, accounting, HOA bookkeeping and community association management.
Since 2014, she has focused on condominium and homeowners association management, working directly with Boards on financial oversight, maintenance and capital projects, vendor coordination, homeowner communication and the day-to-day operations of community associations.
Her experience in both accounting and property operations gives her a practical understanding of Association management from both sides: the finances and the property itself.
Why Clarity Is Different
Boutique by Design
Clarity manages a limited portfolio so each community receives meaningful attention. Boards work directly with experienced management instead of navigating multiple layers of staff.
Financially Minded
Strong management starts with organized financial information. Clarity places a high priority on accurate accounting, clear reporting, budgeting and helping Boards understand the financial position of their Association.
Responsive and Direct
Clear communication matters. Clarity is built around straightforward answers, timely follow-up and keeping the Board informed.
Organized Systems
Clarity uses web-based systems for accounting, records, homeowner communication and Association administration, making information easier to access and day-to-day operations easier to manage.
Experience That Matters
Over the course of her career, Liza has worked across multiple areas of property and association management, including:
- Residential and community association management
- HOA accounting and financial administration
- Budget preparation and financial reporting
- Maintenance, vendor and capital project coordination
- Board meetings, elections and homeowner communication
- Association transitions and record organization
This range of experience shaped the philosophy behind Clarity HOA Management:
Keep management organized, responsive and straightforward.
